New research from Paragon Bank highlights a significant demographic shift in the private rental sector: older tenants are now a driving force in the market. Over the past decade, households headed by individuals aged 55–64 have increased by 66%, reaching 492,000 in 2024. Meanwhile, households led by those aged 65 and over have grown by 33%, now totalling 433,000.

In contrast, younger age groups are becoming less dominant in the rental market. Households led by 16–24-year-olds have declined by 16%, and those aged 25–34 have dropped by 9%. This marks a notable evolution in the tenant profile—and a valuable opportunity for savvy landlords.

The Rise of the Mature Renter

Today, one in five privately rented homes in England is headed by someone aged 55 or older, up from just 14% in 2014. With 19% of all English households renting privately, this age group is no longer a minority—it’s a major segment of the market.

Older renters are typically more stable, tend to stay longer, and often seek specific features—such as greater security, permission for pets, or small home adjustments that suit their lifestyle.
